房东是否改善了房屋？那么除年度涨幅外，租金可额外上调。
您居住的是中等租金住房？那么 2026 年租金最多可上涨 6.1%。租金涨幅必须写入租约。房东永远不能要求超过法定上限，即使合同里写的是更高的百分比也不允许。如果合同里约定的百分比更低，那就用更低的百分比。
这取决于住房的质量和租赁合同开始时的租金。请向房东或市政府咨询。在中央政府（Rijksoverheid）网站上，您可以查看社会廉租、中等租金住房和自由市场住房之间的界限。
通常情况下，房东每12个月只能上调房租一次。但如果您刚搬进来、上次加房租已经超过12个月或房子做了装修，就属于另外情况了。
您居住的是社会廉租房吗？如果是这样，租金可从7月1日起上调。通常，社会廉租房的租金也会在7月1日上调。房东必须至少提前两个月通知房租上涨的时间和涨幅。这个通知必须通过信函或电子邮件发送。
您居住的是自由市场住房或中等租金住房吗？这样就没有固定的日期。租金将按照合同规定上涨。 上调幅度不得超过政府规定的年度最高租金涨幅。
